Investors trying to buy from banks, Fannie Mae and other bureaucracies are often hindered by buying in the name of a trust or a trustee. The offer gets sent to a supervisor who disapproves or delays the approval.

Stop. If it is a good deal, just buy in the name of a beneficiary and put the property back into your trust after closing. Some sellers require a 60 day delay in any transfer, and may put it in the deed. Get it done and change it later.
