Closing A Real Estate Purchase Contract With Reluctant Buyers

Sellers sometimes try to change the terms or back out completely from a purchase contract. My personal approach is not to sue for specific performance. I would go on to the next deal. A friend recently had a strong attorney letter sent to the reluctant seller outlining the potential losses and damages that could be incurred by his client/buyer. It worked. The purchase contract closed. Cost, $200 for the attorney letter. A good investment.
